It's the first of the month. Your phone lights up.

You didn't open a shop. You didn't chase a tenant. You didn't fix a door. Yet the rent from your shop in Chivhu has just landed — in US dollars.

That is what owning at Mazic Hub feels like. A real building. A real shop. A title deed with your name on it. And income that keeps arriving long after the paperwork is filed away.

  • Money that works while you sleep. Rent arrives every month, whether you're at work, abroad, or on holiday.
  • Something you can stand in front of. Not a paper promise — a shop you can visit, photograph and show your family.
  • Something you can pass on. Your shop can be handed to your children, and the rent goes with it.

Why Chivhu, why now

Highway rent today. New-city rent tomorrow.

Chivhu sits on Zimbabwe's main north–south route, the A4 Harare–Masvingo highway, about 150 km south of Harare. And some of the country's biggest names are putting serious money into it.

The town trades every day, yet it has very little clean, professionally managed shop space. Most businesses still trade from stalls and old buildings. Mazic Hub is built for that gap: a real market with real demand, not a guess.

Today

The highway fills your shop

Trucks, buses, commuters, traders, civil servants and families heading to and from Masvingo and Beitbridge pass Chivhu every day, and the farms around the town trade there too. They need food, airtime, medicine, a haircut, a quick repair. Mazic Hub is a short walk from that flow — and it is the steady demand your tenant lives on from opening day.

Tomorrow

A new city keeps it full

A brand-new eco city, a giant steel plant nearby, a bigger dam and new town status are all reshaping Chivhu. As thousands of new households arrive, your shop stops being a highway stop and becomes a neighbourhood shop in a growing town.

The big money has already noticed

When a new city, a steel giant and listed property companies all choose the same town, that isn't a hunch. It's a signal.

What you own

A real shop, in a mall built to stay busy.

Mazic Hub is a modern double-storey brick mall of 44 shops on Stand 37, Chivhu Town, steps from the Harare–Masvingo highway. Every shop is the same size, 15 m², and sold on sectional title, so the shop is legally yours.

  • Road-facing, ground floor. Shopfronts on the street side, seen by everyone passing.
  • Inner mall, ground floor. Along the busy walkway inside the mall.
  • Upper floor. Reached by the stairs and first-floor walkway.

At today's foundation price, ground-floor shops are US$39,400 and first-floor shops start at US$31,500. See every shop and its price.

Who's behind it

Built by people who already run malls full of shops.

Mazic Hub is a JCMasi development. We don't sell you a dream and walk away — running small-shop malls is our full-time business. Our promise is simple: Property That Lasts.

We handle the parts that make most people afraid of property — finding tenants, signing leases, collecting rent, maintenance and security — so owning a shop feels as easy as owning a savings account, only better.

Buy together

Living outside Zimbabwe?

Own a shop at home, from wherever you are.

Many of our buyers live in the UK, South Africa, Australia and beyond. You don't need to fly home to own a shop at Mazic Hub, and you don't need a relative to run it for you.

  • Talk on your time. WhatsApp, a phone call or a video call, in your time zone.
  • See the site live. Book a video walk-through of Stand 37 and see the building for yourself.
  • Paperwork by email. We send every document, explain every page and answer every question before you sign.

Only 10 shops are left.

Mazic Hub is offered in a small, deliberate release — not a mass listing. When these shops are gone, the offer closes. Once the doors open, any shop that comes up later will change hands at a resale price, not at today's off-plan price.

Straight answers

What buyers usually ask

Still wondering? Ask Dyllan on WhatsApp or ask our assistant.

What exactly am I buying?

A shop in the Mazic Hub mall in Chivhu, sold on sectional title. Once building is complete and the deeds are registered, the title deed is in your name. You own the shop — not shares in a scheme.

Are the shops different sizes?

No. All 44 shops are the same size, 15 m². The price depends only on where the shop sits: road-facing on the ground floor, inside the mall on the ground floor, or on the upper floor.

How much rent can I expect?

Expected rent is US$450 per month, or US$5,400 per year, per shop. It is an expectation based on current market rents, not a guarantee. We'll walk you through the detail on your call.

Do I have to find a tenant or manage the shop?

No. We find the tenant, sign the lease, collect the rent, and look after maintenance and security. You receive the rent.

How much does a shop cost?

At today's foundation price, ground-floor shops are US$39,400 and first-floor shops start at US$31,500. Prices rise at every building stage, so today's price is the lowest it will be. See every shop and its price. You secure your shop with a deposit and pay the balance in monthly instalments.

Do I have to pay everything at once?

No. You secure your shop with a deposit and pay the balance in monthly instalments. You can also co-own a shop with someone you trust to lower your share of the cost.

Is the building actually being built?

Yes. Plans were approved by Chivhu Town Council in June 2026, construction drawings were issued, and construction is underway. You're welcome to visit the site.

Can I buy if I live outside Zimbabwe?

Yes. Talk to us by WhatsApp, phone or email from wherever you are, and we'll guide you through each step.

What if I want to sell one day?

It's your property, so you can sell it. We also offer built-in exit support: we can match a genuine offer before you sell elsewhere.

Why should I act now?

Only 10 shops are left at today's off-plan offer. Once the mall opens, any shop that comes up would change hands at a resale price, not at today's offer.

When does the rent start?

The mall is planned to open in the first quarter of 2027. Rent starts once tenants move in.
